Garage clear out all parts are off an e36 apart from the alternator ,fuel pump, window wiper motor their from an e30. $5 each. If there's something you want and can swap for a bonnet emblem to fit a e36,cool I need one. Everything goes in the jumbo bin at the end of the week.

update... pukekohe last month saw a great weekend of racing. On the old track. while I am sorting out some small niggles I did manage a 1.10.9 still plenty more in the car , its just me that's letting the team down. things I did... new diff ratio and LSD preformed fantastic. dropped the rear 15mm and tightened up the rear sway bar. new tires. This all made the car fell more settled on the track. things that failed..... alternator wouldn't charge until it was doing 4krpm (now fixed $368) thanks Glen rear tires rub not by much so will cut an extra 20mm out of the wheel arch. Accelerator linkage/cable at the peddle box which brings me to todays post. I don't normally get jealous of other guy work trades but sometimes I wish I could use a lathe/mill machine. I needed a part made up and went and seen a mate who knocked up this pin with clip. cant buy them and the original was too long by 7mm and kept catching.

we should stand firm against a CGT. We are taxed too much as it is now and if you think they will reduce other taxes to balance it out your dreaming , maybe in the first term but like all taxes they will go up over time. once introduced there's no going back.

the pools not fenced and empty

would this be true of all e36s or just the US ones.

That's kind of my point, If I can call it anything it'd be "Generational homes" as times changed. Older house up to the 1950- early 60s had no insulation walls and ceilings, galvanized pipes for water, steel condute to carry wiring that are prone to cracking and stating house fires, borer, lead paint. 1970-early 1990 still no insulation in walls , asbestos weather boards, plastic piping that's prone to splitting and leak lead paint. 1990-2006 weather tightness with poor products used on the exterior. 2006-today workmanship, and the products they have to use to produce the cheapest house possible. (mass produced houses with copy and paste plans) not the one off houses built for owner/occupier. This is a very basic overview , I've not gone into structures like piles, types of timber and design It would be a cluster and the TAX payer will end up picking up the cost.

I don't think regulating/WOF would fix the problem. Its a circular thing. All the rubbish comes to the surface after a housing surge trying to gain an advantage . You'll start see rent to own soon. And many/lots of houses are 70+ years old now.

I don't think TAXCINDA is the answer, she's Winstons show pony, wheeled out for the PR stunts full of clichés and sound bits for the networks. I do agree that wages have to rise so people can afford to purchase their fist home. How this is done without causing massive inflation i'm not sure.

so their in no hurry to sell, sorry I cant see the problem. Please don't take this the wrong way, but why do you think they should sell cheaper/at your price.
-
its a different market. Rampant bank lending , no to little deposit running for years and oversees migrates have to build new house to enter the country.
-
if your waiting for a market crash, then your in for a LONG wait. With high LVR's (30%) over the last 3 years, people are in no hurry to sell, they can afford to sit and wait it out. There would have to be a world wide depression for housing to drop much further than it has.( My opinion) I one said to a friend that if you wait any longer you'll end up in HuNtY.. He's in Pokeno. And if we're paying RATES on these valuations then we are entitled to think that is the price.
-
lol, come on fellas, their no different to car dealers. you have to research what your buying, know your market, put in a price and be prepared to walk away. If you can see value added, negotiate. I see leaky roof, rotten weather boards , driveways etc as a negotiating tool.

Its not just the CBD EG. Tamaki Dr proposed speed limit, 10kmh, slower than a lime scooter.
-
and don't forget the 30kmh zones to over 700km of roading coming our way soon.(Auckland) make sure you vote this year and end this nightmare

Looks like something that you'd use to dive for sunken treasure. Like down in the Auckland Islands. Gold, Gold fever.

No one said architects are smart. There's so many cad drawing apps out there for them to chose from.
