sorry Ron but I'm going to take you up on this!! Developers take as much if not more of the risk as anyone else in the building trade. 1]from start to finish may take 4 years. There are lots of good developers out there. Lots of bad builders too. when you have cost over runs because you facted in price x, 2 years down the track prices have risen 25%[ manly labour costs] and your've sold 90% of the units, your screwed. The building costs that you speak of, well they the building company priced it, if they set their margins to low, who's faults that. Bad QS'ing I say. The guys you have listed below got court out in the leaky building scenario, not their fault. You got this part right.poor materials.

For me living in auckland is not just about work, theres the after work things like, fishing in 30mins both harbours beaches west coast and east coast 2 race tracks within 40 mins bike track around the harbours lots of parks etc. for the kids islands to explore zoo motat a large selection of private schools and yfy more shopping centers than she can get around. I'm not dissing the rest of NZ I have lived in other parts. Oh nearly forgot the blues the warriors

I sold mine with a set of new injectors, its 3rd set, only done 200000km, cost me 2200 bucks. But it was a 2006 one of the early ones, If you replace the rubber gromit that the injectors sit in, at $4 each when you do a service they last a little longer so the toyota service agent said. But as a work truck for towing and carring tools and materals around, great.

Over the weekend I've had a clean out and have found 5 photo canisters that need to be developed. They must be at least 15 yo , not sure if the can still be developed. Are there still places that do this kind of thing. Can anyone help.
