Yep, nice Bravo. If you are looking for a no brain easy quick buck, you have missed the boat. If you can find a property to add value to (in any way), then you could still do it, but not like in the last 4 years where all you had to do is buy and hold to make capital gain. Property, even in this market I still a good investment if you are prepared to hold long term. The reason for that is that it is so easy to negative gear your investment, (plus the tax benefits). There are a few un-escapable facts IMO: 1. The cost of building is still high, and is still rising, quickly. So the replacement cost improvements is high. 2. The only new land that is being created is on the fringes of the city. This leads to the next point 3. Gas prices are going up and traffic is only getting worse. Therefore then value of inner city or close to inner city property will continue to be driven up because the cost of transport, (and time of transport for people to get to work), continues to increase. Simple supply & demand. (Even if you assume prices are over inflated, once you deduct the replacement cost of the improvements the land values aren’t that crazy – even now) There are more factors like migration that influence things, but these factors alone IMO will keep the market from 'crashing'. If there is a correction is will only be temporary, and then it only affects you if you have to sell your property at that specific time, as in a forced sale scenario. The more relevant factor in this scenario is the interest rate, which if you can still afford is ok. (In the short run, considering the opportunity cost of your investment-which if you heavily gear is almost zero). Summary: The best time to buy property was yesterday.

You could probably make money off it, but you could do that here also. You have to ask yourself if overseas propert deals are that great, then why aren't they snapped up by locals. Its the same with those aussie companies that flog sh*t over here. Do you really think Australians are nice enough and think 'nope, better let the kiwi's buys these, wouldn't be fair of us to take all the profits'. Property isn't rocket science. The biggest hurdle is motivation to do it. Also as someone mentioned, it is far riskier if you can't physically keep tabs on it. Oh and stay away from Auckland city apratments, (at least as a novice), and leasehold proeprty. (cross lease = OK).

i have an M80. Its ok, i hate the lag of the remote press to alarm action. Also the siren is as chunky as a dynatron. Dynatron have amazing backup support service.

5th gear should have keept the old school format. there was a cross over where it was better than top gear IMO. I just want hardcore car porn. Top Gear = "Maxim/FHM" 5th Gear = "Brass" BMI = "Blacks on Blondes" EDIT: If you have a HD TV or a good sized widescreen monitor you HAVE to get the Top Gear Polar Special (in HD). Visit My Website Are you buying them off ebay or something? I'm serioulsy considering one. I mean, it almost pays for its self if you sell you phone and ipod. Any NZ specific problems? Are you happy overall? The interface is very slick, and the screen is sick. The size is a little large, but thiness is good. Since the screen takes up almost the whole thing, if the next version comes out and is smaller you will loose screen size, so i wouldnt feel so bad about it.

My car has some sort of (high quality) JDM muffler on it? Its loud, nice note, but as loud as any 'loud' subaru. Its good when boosting, but droney, and shakes my whole house when in the garage. I got one of these for it. It is a dream. It has made a massive difference. You can actually hear engine/turbo/wastegate with an exhaust note. The car actually drives a whole lot better. Down low there is better pick up, and full boost comes up quicker. (More back pressure?) If you push it all the way back in the muffler, you can't see it. If you have a 'rice' muffler, i recommend trying one of these in it.

I just get bored with 90% of games after such a short time. Its the same as it was 10 years ago with PS1, but with better graphics. Gamplay hasnt changed a whole lot. This is why I'm a Nintendo fanboy. Its different and new. It comes the closest to that amazing feeling when you first explored games. Xbox360 is good, just dont get a PS3.... xbox360 is pretty good value, and if you want 'classic' gaming then a good choice. I am thinking of getting one for the driving games. I am pretty hard out for gaming, and I find it hard to justify the price of games. SO piracy is a big factor for me. I am not sure of xbox 360 piracy? Consider a Wii. Piracy is easy also. There are some high quality games on Wii. -Excite Truck -Metroid and heaps of others coming soon. No driving games though. If you dont have an HD TV then Wii should be an option for you/.

Agreed. BUT for a lot of people 90% of driving is in a straight line/around town. And in this situation power is more fun.
